GLENN LAKES HOMEOWNERS ASSOCIATION, INC. HARMONY MANAGEMENT 4400 El Conquistador Pkwy. Bradenton, FL 34210 (941) 758-9624
BOARD OF DIRECTORS MEETING May, 2005 Summary: Thank you Leah Secondo
Board of Directors: Alex Angeli, Dick Suszek, Betty Pitt, Stephen Litschauer, Robert Jameson
Thirty-five Glenn Lakes residents attended a spirited meeting May 2005 at Cedar Hammock Fire Dept. Harmony Management owner John Hagerty was also in attendance. His company oversees the community.
One area of discussion was the ongoing issues with Lake 2. The homes surrounding this lake are on 50th Ave W, 45th St W., 44th St. W., & 47th St. W. Questions still are unanswered involving the water level. These problems date back to 1999. Brian Baird with Aquatic Systems was at the meeting. He too is baffled by the problem. He noted that the County requires a certain amount of vegetation. He is making two visits per month to check planting in the area. Certain planting eats algae and also provides oxygen to off-set the bad plants. One out flow goes into Lake 5 (The Big Lake). Baird said that water level does impact the problem. He reminded residents to leave a 10 foot buffer down to the water where you make sure to shoot grass clippings away from the water. Fertilizer getting into the water also exacerbates the problem. Mr. Hagerty suggested that a new licensed Aquatic Engineer be brought in to access the issue. Otherwise the association will continue to spin its wheels. A motion was made and passed. He also noted that Lake 6 (near 47th St. W entrance) algae problem should be resolved.
Issues were addressed involving common area mowing, rental properties, and violation letters sent out to residents. Mr. Hagerty said that residents should call Harmony Management’s office with concerns and NOT board members. His office is being paid to provide a service.
Several residents voiced that they were unhappy with the fact they had left messages for Mr. Hagerty and they were not being returned. Mr. Hagerty apologized. He went on to say that his company is attempting to work with the Board of Directors to set a standard in following the Homeowner Owners Association Documents. The HOA booklet is legal and binding with the State of Florida. He added that Glenn Lakes is a deed restricted community and that all homeowners should have signed a document at closing saying that they will follow the communities’ guidelines. If you do not have a HOA document book contact Harmony. The current Board has a limited paper trail from previous Boards. If you have any helpful paperwork, please forward it to any Board member or Harmony Management.
