BOARD OF DIRECTORS MEETING

January 22, 2008

The meeting was called to order by President Nancy Perry at 6:30 PM.

 

IN ATTENDANCE: Nancy Perry, Betty Pitt, Charles Bradford & Floyd Winters.

 

ABSENT: Veronique Schneider

 

UNIT OWNERS  IN ATTENDANCE:  19

OTHER GUESTS: County Commissioner, Jane W. von Hahmonn, Charlie Hunsicker, Director of Conservation lands Management Administration, Sheriff’s Deputy Dawn, Tim Lewis and Dan Hall of A-1 Landscaping, Justin Zinzow of Zinzow Martin P. A. and Jeff  Whaley of Aquatic Systems

 

A quorum was established.

 

PROOF OF NOTICE:

            The meeting notice was posted within statutory requirements.

 

COUNTY COMMISSIONER: Jane W. von Hahmonn introduced herself and Charlie Hunsicker of the Conservation Lands Management Administration.

            Mr. Hunsicker gave a presentation about the need to acquire sensitive and environmentally important tracts of land in and around Manatee County, he had maps and or literature that he handed out to the owners in attendance.

            Ms. Von Hahmonn introduced Sheriff’s Deputy Dawn who spoke about things to do to reduce and report crime in the neighborhood. There was a discussion about things that could be done along 51st Street W. There was also a discussion about the turn lanes that were created a few years ago at the corner 51st Street W and 50th Avenue W. It was noted that the turn lane were too short for the speed of the cars traveling along 51st Street West.

            Ms. Von Hahmonn gave a talk on the new tax amendment to the Florida Constitution know as Amendment # 1. She expressed her views on the positive and negative aspect of the proposed Amendment. She noted that there were four sections of the Amendment and that the vote is for all or none.

 

A-1 LANDSCAPING: Tim Lewis introduced himself as the owner of A-1 Landscaping and also introduced Danny Hall as A-1 supervisor. Tim spoke about some costs estimates he had submitted to Glenn Lakes for landscape improvements at the property entrances. He also spoke about lawn pest control and work that was just completed of removing trees and other plants that had grown at the waters edge on the West side of the big lake.

            Carl Romano of Sentry Management questioned whether a County permit would be required to remove live trees? Mr. Lewis responded that a permit was not needed to remove Washingtonian Palms and that dead trees could also be removed without a permit.

            There was also a discussion about the control of Fire Ants.

 

AQUATIC SYSTEMS: Jeff Whaley of Aquatic System spoke about the lake maintenance Aquatic Systems does for Glenn Lakes including the benefits the lake aerator that was installed at lake # 2 was doing for the health of the lake. He addressed the costs of the service he provides and also that the contract expiration will be in July of 2008. There was also a discussion about what could be done to improve the condition of the pond behind Board President Nancy Perry’s house on 50th Ave W. Jeff said that Aquatic Systems works with SWFMUD on lake compliance issues for Glenn Lakes HOA. It was noted that Glenn Lakes contract with Aquatic Systems will be honored.

 

JUSTIN ZINZOW: Nancy Perry introduced attorney Justin Zinzow who gave a talk about his firm’s qualification in the field of Home Owner Association law. He said that he and his partner are always available and that they could do a more effective job by acting better and faster than other law firms. He said his firm also does trial counsel. He charges $200 an hour.

            Betty Pitt stated that she blames the management company for the slow covenant compliance.

 

INSURANCE: Manager Carl Romano of Sentry Management stated that the Association insurance was up for renewal on February 20, 2008 and quoted the price that the Association current agent had quoted for the coverage. It was decided that some additional insurance quotes should be acquired.

 

HAZELDEAN MEYERS: Glenn Lakes owner Hazeldean Meyers addressed the Board about the Board granting her permission to have a short section of the fence she wants installed to transverse over a section of common area. It was unanimously agreed that the Board could not grant such permission.

 

LANDSCAPE IMPROVEMENTS: Candie Clerkin presented the various prices and proposal she had on obtained for improvements to the property entrances and landscape lighting. Betty Pitt stated that the first bid from A-1 Landscaping would cost about $20,000.00.

 

MINUTES: Floyd Winters offered a few corrections to the Minutes of the November 2007 Board Meeting, such as the correct spelling of the Arc Committee and add that the newly formed Grounds Committee would meet with and review the work being done by A-1 Landscaping.

 

MOTION: Floyd moved to approve the minutes with corrections; the motion was seconded by Charles Bradford and unanimously approved.

 

NEXT MEETING: The date of the next meeting was set for February 19, 2008. (the third Tuesday of the month)

 

ADJOURNMENT:  AT 9:05 pm Betty Pitt moved to adjourn the meeting, The motion was seconded by Charles Bradford and unanimously approved.
