BOARD OF DIRECTORS MEETING

The meeting was called to order by Board president Alex Angeli at 6:30 PM.

 

PROOF OF NOTICE:

            The meeting notice was posted within statutory requirements.

 

IN ATTENDANCE: Frank Abrams, Floyd Winters, Veronique Schneider and Alex Angeli.

 

FOR SENTRY MANAGEMENT:  Carl Romano

 

QUORUM: There was a quorum of directors present. Eighteen (18) owners were also present.

 

NEW OWNERS: There weren’t any new owners in attendance.

 

MINUTES: Veronique Schneider read the minutes from the June 24, 2008 Board of Directors Meeting. There were a few typo corrections.

 

MOTION: Floyd Winters moved to accept the minutes as corrected, the motion was seconded by Frank Abrams and unanimously approved.

 

PRESIDENT’S REPORT: Alex Angeli said that according to the Glenn Lakes Owners Association documents that it takes a vote of the membership to hire and attorney and sue another owner. Floyd Winters commented that he was aware of that clause in the documents.

 

VICE-PRESIDENT’S REPORT: Floyd Winters reported that the work on the traffic island on 51st Street and 50th Avenue was completed by the County at no cost to Glenn Lakes Association.

 

TREASURER’S REPORT: Frank Abrams stated that the Review of the Glenn Lakes Association books has been completed by Arrington & Co, CPA and that for fiscal year 2009 will intend to budget for an audit of the Association financial records. Frank also reported on the bank account balances and mentioned that some line items such as legal fees and irrigation repair were over budget. Frank said that he projected that at the end of the 2008 fiscal year Glenn Lakes would have a $20,000 budget deficit.

            Alex Angeli reports that we have sent a letter to Verizon asking that they reimburse the Glenn Lakes Association $416.00 for damage their trucks had caused to the irrigation system.

 

LANDSCAPING COMMITTEE REPORT: Floyd Winters stated that he wanted to thank Richard Suszek for the repairs he has made to the irrigation system and stated that Richard’s efforts save Glenn Lakes Owners Association a lot of money. Floyd said that there was an irrigation line break near the tennis court and could only be seen when the system was on.

            Charles Caesar added that there are some oak trees along 43rd Street that need to be pruned away from the owner’s homes and screen pool enclosures.

            Alex Angeli stated that the new bulletin board has been installed at the park entrance and that another little sign in the park was repainted. Floyd Winters stated that he would like to thank Alex for the work he did on getting the new bulletin board set in place and stated that we should post the most recent Minutes of the Board Meeting on the bulletin board with the word Draft written on top so at least residents are aware of what has recently happened. Floyd stated that the prior Board President would not allow any minutes posted until they had been corrected and approved by a Board vote.

            Veronique Schneider stated that there was a little sign on 51st Street that should be replaced.

            Alex Angeli reported that the lake aerator on the north side of Lake # 2 was not operating for a while and that we might need a new compressor in the future. Alex also stated that the dead pine trees were cut down and hauled away at 51st Street and 52nd Avenue. Alex said we should provide funds to trim the trees along the FPL easement in the 2009 budget. Alex said that some shrubs A-1 Landscaping replaced on 51st street was not really a freebie, because they died because the irrigation system in that area was not working.

            Alex reported that the grass had been cut at the two houses on 47th Street and also stated that anyone  who lives close to a house whose yard is not being properly maintained should report the owner to Manatee County code enforcement division.

            Floyd Winters said he had received a price quote from A-1 Landscaping of $75.00 for a one time cut of an absentee owner’s lawn.

            Manager Carl Romano said that we still have one house at 5009 45th street that seems to be abandoned. The grass hasn’t been cut in months and the swimming pool was dark green. Letters have been sent to the owners but we haven’t received a response.

 

ADMINISTRATIVE: Alex Angeli stated that management will be sending letters to all the realtors who seem to working the community asking to make sure any prospective buyers and renters are made aware of the Glenn Lakes Rules and Regulations. We are also letting the realtors know that a copy of the Association’s official documents can be obtained for a fee by contacting Sentry Management.

            Alex stated that we had received a letter from another owner about the purchase of a chain saw and shovel 5 or 6 years ago. Alex said this is a much to do about nothing and that the Board will not be addressing the issue regarding the chain saw and shovel again.

 

MANAGEMENT REPORT: Carl Romano of Sentry Management read his report that detailed all of the violation letters that had been sent since the last Board of Directors Meeting in June. Romano also reported that Betty Pitt had filed a complaint against him with the Florida Department of Professional and Business regulation department that also questioned if the election for the Board of Directors at the annual meeting was done properly.

           

OWNERS COMMENTS:

 

  1. Sig Haider who lives at 4633 50th Avenue W. asked if the Glenn Lakes Association would replace some bushes along the fence behind his house. Alex Angeli refreshed Sig’s memory by telling him that not only was the fence behind his house replaced but that Sig had requested that the shrubs be planted so that they would grow into a hedge. Alex said that Sig was supposed to have extended his irrigation system so that the scrubs would be watered so that they wouldn’t die.

 

ADJOURNMENT:  Veronique Schneider moved to adjourn the meeting. The motion was seconded by Floyd Winters. The meeting was adjourned at 8:40 PM.
